Clarion Partners, LLC announces its first investment in Bozeman, Montana, developing Highmark, a 162-unit townhome and apartment community, addressing the area's rapid growth and housing affordability challenges.

Clarion Partners, LLC, a prominent real estate investment manager, has entered the Bozeman, Montana market through a partnership with Wentworth Property Company to develop Highmark. This new 162-unit townhome and apartment community is situated in a Qualified Opportunity Zone (QOZ) within the South University District, offering a mix of housing options from single-bedroom apartments to three-story townhomes. With leasing starting in April 2025 and completion expected by late 2025, Highmark aims to meet the demand for high-quality rental housing in one of the U.S.'s fastest-growing micropolitan areas.
Highmark's location, less than a half-mile from Montana State University and under two miles from Downtown Bozeman, positions it as an ideal living solution for students and families. The development features modern amenities including a fitness center, outdoor gathering areas, and over 300 parking spaces, alongside unit-specific features like quartz countertops and stainless steel appliances. Clarion Partners' Managing Director, Jason Glasser, highlighted Bozeman's appeal due to its outdoor lifestyle and growing education and technology sectors, noting Highmark's role in providing affordable housing options in a high-demand area.
Clarion Partners' investment in Highmark reflects its broader strategy of focusing on QOZs and neighboring submarkets, with 170 properties in QOZs and an additional 734 in adjacent areas. This move not only underscores Bozeman's economic and demographic growth but also Clarion's commitment to addressing housing affordability through strategic real estate development.
