Downtown Burbank has welcomed 10 new restaurants and retailers since January, responding directly to demographic shifts that include expanding residential populations and increased visitor traffic. The new establishments—including Tigawok, Chubby Dumpling, Jam Jam Tea Studio, and Lab Lagree—are being joined by upcoming openings such as Supreme Crab, The Melt, iSmash, High Intensity Pilates, Flow Wine and Coffee, and Fire Wings. This commercial growth corresponds with approximately 1,000 new housing units currently under construction or recently completed, alongside two new hotels adding nearly 300 rooms to the area's capacity.

The development activity reflects coordinated efforts between the City of Burbank and the Downtown Burbank Property Based Business Improvement District to create an environment attractive to both unique small businesses and established brands. Mayor Nikki Perez emphasized that these initiatives provide investment certainty for operators while beautifying downtown areas and ensuring neighborhood safety. First Street Village, a 275-unit apartment community featuring 12,000 square feet of ground-floor retail space, exemplifies this trend with nearly full occupancy by tenants including Hardcore Fitness, Hollywood Pet Grooming Pet Store, High Intensity Pilates, and Flow Wine and Coffee.

Flow represents the entrepreneurial focus encouraged by city programs, combining LaMill coffee—one of Los Angeles' most exclusive roasters—with boutique wines in a concept developed by local residents Vincent Tempongko and Ariel Nicastro. Tempongko noted their decision to invest in Burbank stemmed from personal connections to the community and excitement about its growth trajectory. The PBID's Ambassador Program further supports retail viability by providing hospitality, maintenance, and safety services that enhance the downtown experience for visitors and employees alike.

This retail expansion positions Downtown Burbank as an emerging 18-hour city, balancing destination offerings with community-serving establishments to create a vibrant environment for residents, workers, and visitors.
