Georgetown Plaza in Annapolis Sells for $4.9 Million in First Ownership Change in Decades

Rosso Commercial Real Estate arranged the sale of Georgetown Plaza, a 40,000-square-foot mixed-use property at 914 Bay Ridge Road in Annapolis, Maryland, for approximately $4.9 million. The transaction closed on August 29, 2025, representing the first change in ownership for this neighborhood center in decades.

Located along the heavily trafficked Forest Drive corridor, Georgetown Plaza has served the Annapolis Neck – Bay Ridge Peninsula community for over 30 years. The property features a mix of established tenants including Main & Market, Domino’s, Annapolis Family Dentistry, and several other local businesses. John Rosso, Principal of Rosso Commercial Real Estate, stated, "Georgetown Plaza is a cornerstone property for the Annapolis community, and it’s no surprise the new ownership was drawn to its excellent location, strong tenancy, and decades-long reputation."

The sale underscores the enduring value of well-located retail properties with stable tenant rosters in established markets. Rosso Commercial has handled leasing at Georgetown Plaza since 2018 under prior ownership, with Ryan Brassel and Ross Westholm representing the seller in this off-market transaction. The new ownership has retained Rosso Commercial as the exclusive leasing agent for the property, ensuring continuity in management and tenant relations.

This transaction highlights the strategic importance of mixed-use properties in suburban retail corridors, where consistent foot traffic and community integration drive long-term value. The retention of leasing services by the new owners signals confidence in the property's existing operational framework and future potential. Rosso added, "We are honored to have represented the Seller in this meaningful transaction and are equally excited to continue working with the new ownership. We look forward to advancing Georgetown Plaza’s legacy as an important part of Annapolis’ retail and service landscape."

The sale reflects broader trends in commercial real estate, where investors prioritize properties with proven tenant stability and prime locations. For more information, visit https://www.citybiz.com.
