Gowanus Development 499 President Adds Union Market, Corto, and Spear Physical Therapy as Retail Tenants
The addition of three new retail tenants to the 499 President development in Gowanus signals the neighborhood's ongoing transformation and provides essential services to a growing residential community.

The 499 President development in Gowanus has secured three additional retail tenants, expanding its commercial offerings to include Union Market grocery store, Corto restaurant, and Spear Physical Therapy. These businesses join previously announced tenants Paulie Gee's and Royal Palms Shuffleboard, completing 40,000 square feet of curated commercial space designed to serve both residents and the broader Gowanus community.
Alexander Brodsky, Partner at The Brodsky Organization, which developed 499 President alongside Avery Hall and Battery Global Advisors, stated the vision was to curate retail partners for residents and the growing Gowanus community. The leasing transactions were handled by Evan Clements, Austin Knief, and Colleen Morrissey of Atlantic Retail, while Mark Tergesen of ABS Partners Real Estate represented Union Market.
Union Market will open a 10,000-square-foot flagship grocery store at 532–542 Union Street, adjacent to the residential development. Martin Nunez, Co-owner of Union Market, emphasized the grocery store's mission to provide high-quality provisions as Gowanus welcomes thousands of new residents. The store will offer fresh produce and curated local and organic goods, positioning itself as a central hub for both longtime locals and new residents.
Corto will occupy a 1,000-square-foot space along Nevins Street, bringing its blend of Italian hospitality and Brooklyn style to the neighborhood. Owner and Chef Cristiano Morroi described the restaurant's focus on authentic Italian flavors and quality ingredients, aiming to create a warm environment that reflects Gowanus's culinary diversity. The establishment will serve as a neighborhood anchor from morning espresso to evening dining.
Spear Physical Therapy has taken 2,500 square feet for a clinic adjacent to Corto, bringing New York's leading rehabilitation services to the development. Matt Morton, Senior Vice President of Development at Spear Physical Therapy, explained the company's people-first approach to helping New Yorkers recover from injury or pursue performance goals. The clinic's presence underscores 499 President's holistic lifestyle approach, integrating health and wellness services into the community.
The newly announced retail partners complement existing neighborhood establishments and previously announced tenants. Royal Palms Shuffleboard remains a neighborhood staple at 514 Union Street, while Paulie Gee's plans to open its new restaurant this fall.
