Hanover Company Launches Major Industrial Development in Baltimore-Washington Corridor
The Hanover Company has begun construction on a two-building industrial complex in the Baltimore-Washington corridor, addressing the undersupply of modern warehouse spaces in the D.C. market and enhancing the region's industrial infrastructure.

The Hanover Company has announced the groundbreaking of a significant industrial project in the Baltimore-Washington corridor, featuring two Class A industrial buildings designed to meet the growing demand for modern warehouse spaces in the area. Located at 765 & 775 Crain Highway North, Gambrills, the development benefits from strategic access to major transportation routes, including Maryland Route 3 South, Interstate 95, and Interstate 97, facilitating easy connections to the Port of Baltimore, BWI Airport, and the broader Baltimore and Washington metropolitan areas.
Dan Gordon, Regional Development Partner at Hanover, highlighted the project's role in filling the gap in the D.C. market's industrial infrastructure. The development includes Building 1, a 170,474 square foot facility with a 36-foot clear height, and Building 2, spanning 216,989 square feet with similar specifications, both equipped with advanced logistics features to support a range of industrial activities.
John Kamerman, VP of CRE Finance at Comerica Bank, expressed enthusiasm for the partnership with Hanover, emphasizing the project's potential to drive regional growth. The development team includes MGMA as the architect, Doyle Construction as the General Contractor, and Cushman & Wakefield as the exclusive marketing agent, with construction expected to conclude by July 2026.
David Hudson, President of Hanover’s Industrial Platform, commended the regional team's efforts in advancing the project under challenging market conditions and hinted at future industrial developments by Hanover in 2025. This project marks a pivotal step in expanding the industrial capacity of the Baltimore-Washington corridor, promising to bolster economic activity and logistics efficiency in the region.
