Lincoln Property Company Completes $80 Million Industrial Development in Tucson's Emerging Logistics Corridor
Lincoln Property Company has completed Phase I of the I-10 International Logistics Campus in Tucson, representing a significant expansion of Class A industrial space in Southern Arizona's growing logistics market with strategic access to major transportation networks.

Lincoln Property Company has announced the completion of I-10 International Phase I, marking the firm's first ground-up industrial development in Tucson, Arizona, and adding significant new inventory to Southern Arizona's emerging Sonoran Desert industrial corridor. The $80 million project spans 79 acres at the southeast corner of Alvernon Way and Los Reales Road, positioned strategically within the Tucson International Airport submarket just two miles from a full-diamond interchange at I-10 and Valencia Road.
The completed phase totals 373,811 square feet across two high-performing warehouse and distribution buildings: Building B at 158,944 square feet and Building C at 214,867 square feet. The development plan includes provisions for future expansion with a fully designed 188,434-square-foot Building A and a 476,000-square-foot Building D, which would bring the entire project to more than 1 million square feet of prime Class A industrial space as market demand warrants.
David Krumwiede, Lincoln Senior Executive Vice President, emphasized the project's importance to the regional market, stating that the strategic location and superior design represent a valuable addition to Tucson's limited pipeline of state-of-the-art industrial space. The development follows Lincoln's established presence in Arizona and has received strong local support since its inception.
The buildings feature state-of-the-art cold storage capabilities with 32-foot clear heights, 14-foot tall glass entrances creating modern aesthetics, full concrete truck courts, and abundant natural light through clerestory windows. An R-38 insulated roof deck system supports energy efficiency and long-term performance, while the project incorporates Lincoln's "creative industrial" vision with unique amenities designed to attract and retain specialized employees.
These employee-focused enhancements include best-in-class outdoor amenity spaces with shaded and landscaped areas, built-in barbecue equipment, and seating for outdoor relaxation, dining, and recreational activities. John Orsak, Lincoln Senior Vice President, noted that I-10 International's next-generation features and people-first approach will support demanding modern users and set new quality standards for Southern Arizona industrial properties.
The development features architectural shade elements on north and south elevations, shading adjacent landscaped outdoor spaces, while each building offers design flexibility to accommodate up to six individual suites and various leasing configurations for adaptability. Brinkmann Constructors served as general contractor for Phase I, with design collaboration between architects Butler Design Group and Ware Malcomb. Jesse Blum of PICOR/Cushman & Wakefield is the exclusive leasing broker.
