Major Southern California Industrial Facility Secures Full Entitlement and Pre-Leasing in High Desert Region

DAUM Commercial Real Estate Services has announced the full entitlement and pre-leasing of the Apple Valley AV One Million Distribution Center, a 1,080,078 square-foot industrial facility in Apple Valley, California. The state-of-the-art facility represents the first phase of a 550-acre master-planned project developed by Los Angeles-based real estate group Uncommon Developers.

The development's strategic location and modern features position it to support large-scale distribution, manufacturing, and logistics operations throughout Southern California. According to Rick John, SIOR, Executive Vice President and Branch Manager at DAUM's Inland Empire Office, the property offers an ideal solution for businesses seeking to optimize their supply chain operations, which has become an increasingly rare opportunity in the region's competitive industrial market.

The High Desert North Inland Empire region has been attracting significant industrial development due to its business-friendly environment and growing skilled labor pool, while maintaining proximity to major transportation infrastructure. Dan Foye, Executive Vice President and Principal at DAUM's Inland Empire Office, notes that the area offers more affordable land and lease rates compared to Los Angeles and other Inland Empire markets, driving cost savings and operational efficiencies for developers, owners, and occupiers.

The facility's location provides direct access to Interstate 15, State Route 18, and US Route 395, while also being near Southern California Logistics Airport, a major cargo hub with air freight capabilities. The development also benefits from proximity to the upcoming Barstow International Gateway, which will be an approximately 4,500-acre integrated rail facility. This positioning facilitates highly efficient regional and national distribution capabilities that leverage the location's scalability and access to power rare for the market.

The Apple Valley One Million Distribution Center will feature a 40-foot minimum building height, 219 dock-high doors, four ground-level doors, EV charging stations for cars and trucks, and 8,000 amps of power expandable to 16,000 amps. The facility includes office and mezzanine space situated on a 72-acre site with ample car and trailer parking. With the completed entitlement process, groundbreaking and vertical construction can proceed rapidly to meet desired occupancy timelines.
