DAUM Commercial Real Estate Services has negotiated a 94-month, $18.79 million lease for a 104,667 square-foot industrial building in Santa Fe Springs, California, on behalf of a prominent manufacturer and distributor of off-road racing tires and wheels. The facility, part of the recently developed Rexford Pioneer Logistics Center, will serve as the company's new headquarters location during a significant expansion phase.
According to Chuck Brill, Executive Vice President, Principal, and South Bay Branch Manager at DAUM Commercial, the tenant required a larger, high-quality headquarters to support growing operations. The strategic location in Los Angeles County maintains proximity to existing operations and key business partners. Brill emphasized that businesses making real estate moves now can secure Class A product at prices substantially below those of two to three years ago, though he noted recent substantial absorption of quality Class A space has led to steadily increasing rates over the past six months.
The property's location offers immediate access to the I-605 and I-5 freeways and sits less than 20 miles from the Ports of Los Angeles and Long Beach, providing significant logistical advantages for the tire manufacturer's distribution operations. The state-of-the-art facility includes numerous premium features, including a two-story Class A office space, 32-foot warehouse clearance height, ESFR sprinklers, and substantial electrical capacity expandable to 3,000-amp.
