Palladium USA has secured financing and begun construction on Palladium Mesquite, a 111-unit mixed-income multifamily community representing a significant investment in affordable housing options for Dallas County residents.

Palladium USA has finalized the $36 million acquisition and financing for Palladium Mesquite, a new mixed-income multifamily community in Mesquite, Texas, marking the company's second such development in the area. The project addresses critical housing needs in Dallas County by providing 111 residences with 95 units designated as income-restricted across various area median income levels and 16 units reserved at 140% AMI, creating a diverse housing ecosystem that serves multiple economic segments of the community.
The development's financing structure demonstrates the complex capital stacking required for affordable housing projects, featuring $17.6 million in equity from Redstone, a $14 million FHA 221(d)(4) loan arranged by Walker & Dunlop, a $13.1 million equity bridge loan from Bridgewater Bank, $4 million in TDHCA MFDL funding, and $500,000 in local participation from the City of Mesquite. This multifaceted financing approach highlights the collaborative effort between private developers, government agencies, and financial institutions to address housing affordability challenges.
Located on a 4.74-acre site at 940 Military Parkway, the community offers strategic access to major transportation corridors including I-635, U.S. 80, I-30, and I-20, enhancing its appeal to workforce residents who require convenient commuting options. The development will feature two five-story buildings with premium amenities including a resort swimming pool, state-of-the-art fitness center, conference facilities, business center, children's playroom, and community gathering spaces with upgraded appliances and quartz countertops.
Tom Huth, President and CEO of Palladium USA, emphasized the project's significance, noting the company's ongoing commitment to providing high-quality mixed-income housing in the region. Mayor Daniel Alemán Jr. echoed this sentiment, highlighting the development's alignment with city priorities to offer diverse housing choices for Mesquite's growing population. The project, designed by HEDK Architects with BBL Building Company serving as general contractor, is scheduled to begin preleasing in Summer 2026 with initial occupancy expected in Fall 2026.
