Ranch Hand Expands Texas Manufacturing Footprint with 400,000-Square-Foot Seguin Facility

Ranch Hand, a subsidiary of LCI Industries (NYSE: LCII), has committed to a significant expansion in Central Texas with a 400,000-square-foot build-to-suit lease at TriPoint Logistics Center in Seguin. The move represents a strategic consolidation that will combine operations from two existing plants into a single, modern facility capable of doubling the company's manufacturing capacity for its popular truck accessories.

The new facility's location in the heart of the Texas Triangle provides direct access to Interstate 10 between Houston and San Antonio, positioning Ranch Hand for improved logistics and distribution efficiency. This strategic placement in one of Texas's fastest-growing industrial corridors enables the company to better serve markets throughout the southern United States while leveraging the region's robust transportation infrastructure.

Scheduled for completion in late 2026, the 36-foot clear height cross-dock facility will feature dedicated spaces for production, staging, packaging, and warehousing operations. The development covers approximately one-third of the 120-acre TriPoint Logistics Center industrial park owned by Ackerman & Co. and its investment partner Baltisse. According to Jeff Bryant, Principal for Ackerman & Co. in Texas, "The City of Seguin is an ideal location for manufacturing and distribution."

The transaction underscores the continued strength of Texas's industrial real estate market. Ackerman & Co., which maintains additional Texas investments including properties in Dallas, Fort Worth, and Terrell, has demonstrated its commitment to the state's growing industrial sector. The firm's Texas portfolio includes completed developments such as the 300,000-square-foot Doerr Lane Logistics Center in Schertz and the 511,000-square-foot Corporate Drive Industrial Park in Selma. Ranch Hand's expansion reflects broader trends in manufacturing consolidation and strategic location selection within the industrial sector. The company's decision to double its manufacturing capacity suggests confidence in sustained demand for its industry-leading truck accessories, including grill guards, bumpers, and running boards. The move also highlights the competitive advantages of Central Texas locations for companies seeking to optimize their supply chain operations and access major transportation routes.

The TriPoint Logistics Center development represents just the first phase of potential growth in the Seguin area, with phase two capable of accommodating up to 1 million additional square feet of industrial or manufacturing space. This expansion potential positions the region for continued industrial development and job creation, contributing to the economic vitality of the San Antonio metropolitan statistical area and surrounding communities.
