Stonegate Capital Partners announced today that it has initiated coverage on Postal Realty Trust Inc. (NYSE: PSTL), a real estate investment trust focused on properties leased to the United States Postal Service. The move comes as PSTL's first-quarter 2026 update has improved the company's outlook, according to Stonegate analysts.
In a research note, Stonegate highlighted that PSTL's thesis is shifting from stability to visible growth, driven by rent resets, escalators, and lease-term extensions that improve forward adjusted funds from operations (AFFO) visibility. The company's lease platform is producing clearer internal growth through mark-to-market resets and contractual escalators, while improved capital access is adding a more active external growth leg.
Stonegate noted that acquisition capacity is reaccelerating, with management guiding for $130 million to $140 million in acquisitions, a 7.4% cap rate on deployment, and forward equity supporting leverage-neutral external growth. The next few quarters should be defined by acquisition conversion, continued lease book modernization, and leverage-neutral funding.
The earnings base is becoming cleaner, with limited holdover noise, 99.8% occupancy, and a valuation framework that supports a $26.08 midpoint price target, according to Stonegate. The firm believes that the thesis is becoming easier to underwrite as the lease platform produces clearer internal growth.
